Monterrey Tech Park, Frisa’s first industrial project in Nuevo León

Grupo Frisa has launched an industrial development project in Nuevo León as part of its strategy to capitalize on the nearshoring trend, which plans to begin operations in 2025 in its first phase.

Monterrey Tech Park, located in the municipality of Marín, represents an investment of 2.5 billion pesos and will cover 160,000 square meters (m2) distributed in seven industrial warehouses.

The first warehouse is expected to be operational in the first quarter of 2025 and the complete development will generate approximately 1,500 direct jobs within a period of five years.

The industrial complex will house seven industrial warehouses that will have a rentable area of ​​between 16 thousand and 30 thousand square meters and will be certified with the Excellence in Design for Greater Efficiencies (EDGE) seal.

This project, which began to be outlined four years ago, consists of various phases that are expected to be completed in five years and the industrial warehouses will house five logistics and light manufacturing companies.

Along with the Monterrey Tech Park, Grupo Frisa is developing industrial parks in El Marqués, Querétaro, and Tijuana, Baja California.

It highlights that these initiatives are part of a plan that includes the construction of 800,000 m2 of industrial warehouses in the main markets of Mexico, according to statements by company executives for various national media outlets.

From warehouses to industrial parks

Today, the firm has 437,000 m2 of rentable industrial area, consolidating itself as a key player in the real estate sector.

Since its foundation in 1957, Grupo Frisa has diversified its portfolio with three lines of business: Industrial, commercial and housing.

In this last segment, the company seeks to complement its industrial developments with housing solutions for workers.

In Querétaro, 18,000 homes will be built with prices between 700,000 and 1.5 million pesos, while 4,000 additional homes are planned in Tijuana.

“Nearshoring not only creates jobs, it also demands affordable housing for workers. Our vision is to develop comprehensive communities that improve the quality of life,” said Nicolás Azcárraga, deputy director of the industrial division of Grupo Frisa.
