Residential construction costs rise 6.3% in the capital of Querétaro

In January, the National Producer Price Index (INPP) in residential construction registered an annual growth of 6.31% in the capital of Querétaro.

This variation was greater than the previous year, when in that same month it registered a decrease of 1.70%, compared to the previous year, according to the National Institute of Statistics and Geography (Inegi).

The increase that the city of Querétaro presented in the first month of the year was greater than the variation of 3.55% that the same indicator registered at the national level.

The rise in residential construction prices was pressured by the increase in the cost of both labor and materials.

According to the INPP, labor registered an annual inflation of 8.89% in the first month of the year, in the city of Querétaro, considerably exceeding the variation it presented a year ago (2.69 percent).

Construction materials reported an annual increase of 5.96% in January, also exceeding the result of January 2024 (when it had a variation of -2.40 percent).

In contrast, the most reserved advance was registered by the rental of machinery, which in January 2025 registered an annual increase of 0.22%, explains the INPP.

On a monthly basis, in January residential construction presented an inflation of 2.41% in the city of Querétaro. In construction materials, the monthly inflation was 2.29%, while in labor it was around 3.36% and in machinery rental there was no variation.

The increase in the construction costs of residential units is one of the elements that influences housing prices.

Rising prices

In 2024, in the municipality of Querétaro, the price of housing increased 9.4% annually, according to the Federal Mortgage Society (SHF).

In the first quarter, it registered an annual growth of 11.7%, while in the second quarter it was 9.9%, in the third quarter it was 8.3% and in the fourth quarter it was 7.8 percent.

Based on the SHF Housing Price Index, the increase accumulated by the capital throughout 2024 exceeded the state average of 8.9%, as well as the national increase of 9.2 percent.

And in the Metropolitan Area of ​​Querétaro, the increase in housing prices was 9% in 2024, due to the increase in the prices of new homes.
