Tulum’s rapid expansion has become a growing concern for business owners and merchants, who warn that seven pressing issues could damage the destination’s reputation for tourism and safety.

During a meeting of the “Commission of Business Owners and Merchants in Favor of Tulum 2025,” alongside council members Jorge Portilla Mánica and Aron Tun Cámara, stakeholders identified a range of problems affecting the region. These include the lack of public beaches, escalating violence, poor urban planning, and reports of misconduct by taxi drivers and police.

Economic and Environmental Issues

The excessive toll charges at Jaguar Park, a federal initiative, have also come under scrutiny. Business owners argue that the fees deter visitors, hurting local tourism and the economy. Additionally, abandoned condominium buildings contribute to a declining urban image.

Environmental degradation is another major concern, with severe contamination of aquifers and poor wastewater management from the cenotes. These issues are seen as barriers to sustainable development and have significantly impacted Tulum’s real estate market.

Impact on Family Tourism

Hoteliers in downtown Tulum report that rising beach entry fees, particularly in Jaguar Park, are discouraging Mexican tourists. The cost of 255 pesos (approximately $12) per person has made family visits less accessible. Jesús García, of the Chilam Balam Hotel, noted that many tourists are now opting for nearby destinations like Playa del Carmen and Cancún, which offer more public beach access.
