Compared to Mexico’s major cities, Guanajuato City has the lowest real estate rents.

According to the Real Estate Market Outlook 2025 study, prepared by Tinsa México, the state capital has a list price of $5.13 per square meter, equivalent to 102 pesos. This means that a 80-square-meter home would command a monthly rent of over $8,100 pesos, while a 100-square-meter home would command a monthly rent of 10,200 pesos.

This cost per space is significantly lower than the national average, which is $7.62 per square meter. Nationally, the study reports a 3.5 percent vacancy rate relative to the inventory, which totals 903 million square meters.

Other cities in the center of the country, such as:

San Luis Potosí (111.3 pesos)
Aguascalientes (129.2 pesos)
Querétaro (125.4 pesos)
Guadalajara (154.8 pesos)

They also have lower costs than other areas, such as the Valley of Mexico or the north of the country. The highest rents are in Mexico City, with more than 215 pesos per square meter, and in Tijuana, where the list price reaches 182.7 pesos.

Guanajuato is fifth in loan granting

On the other hand, the same study by Tinsa México indicated that the state of Guanajuato accounted for 5.3 percent of new housing loans in the country during 2024.

The states with the highest number of loans granted were Nuevo León, with 13.1 percent; Jalisco, with 9.3 percent; the State of Mexico, with 6.9 percent; and Quintana Roo, with 6.2 percent.

Nationally, the 25-34 age group accounted for 42 percent of the loans processed, while the 35-44 age group was the second most representative, with 31.1 percent.
