In the first quarter of 2025, Querétaro was the seventh state with the lowest housing price increase, with a 6.7% increase, according to the Federal Mortgage Society Index.
The states with the lowest housing cost growth were Mexico City (4.9%), Sinaloa (5%), the State of Mexico (5.6%), Guerrero (5.8%), Coahuila (5.9%), Durango (6.7%), and Querétaro (6.7%).
In contrast, the states with the highest growth were Tlaxcala (14.7%), Quintana Roo (12.2%), Baja California (11.7%), Nayarit (10.9%), and Colima (10.9%).
Nationally, the housing price index was 8.2% compared to the same period in 2024. Additionally, a 4.1% decrease in the number of appraisals was reported compared to the same period in 2024.
New housing saw an 8% increase nationwide, and existing housing saw an 8.3% increase. Additionally, single-family homes saw an 8.2% increase, and condominiums and apartments saw an 8.1% increase from January to March.
Regarding social housing, the increase was 10.3%, and for middle-income residential housing, it was 6.9%.
Querétaro, fifth in real estate fraud
Mario Palomares, president of the Bajío Real Estate Innovation Cluster, stated that more preventive measures are needed to combat this type of crime.
They highlighted that the average housing price nationwide was 1,859,043 pesos. And 50% of the transactions in the market were for less than 1,197,273 pesos.
According to the report, the state’s index grew 6.7% due to the value of three-bedroom homes. By municipality, the state capital had the highest index at 7.4%, followed by El Marqués at 6.2%, and Corregidora at 5%.
In addition, they reported that 49 municipalities had housing cost increases above the national average, and 25 municipalities had an appreciation rate below the national average.
