Querétaro records up to 50 real estate frauds a year

Querétaro reports an annual average of 50 real estate frauds, with estimated losses of up to 20 billion pesos, according to data from the Bajío Real Estate Innovation Cluster.

Mario Palomares, president of the organization, warned that these types of crimes occur more frequently in states with accelerated urban growth, such as Querétaro, and therefore called on authorities to strictly enforce the law to prevent real estate agents or developers involved in irregularities from continuing to operate in the market.

Among the proposals put forward by the sector is the creation of a state registry of certified companies and individuals, regulated by a competent authority and open to public consultation. This would provide greater certainty to consumers and remove those who violate the regulations from the list. Palomares noted that although there are approximately 5,000 real estate agents or developers in the state, only a quarter are registered or belong to a formal association, which increases the risk of fraud and irregular practices.

For this reason, the Cluster also promoted the need for legal reform that would empower both municipalities and the Federal Consumer Protection Agency (Profeco) to respond more effectively and quickly to these cases. “It is essential that authorities be able to act immediately and decisively. This is not only about protecting the assets of Querétaro families, but also about creating an environment of trust and security for real estate investment in the state,” he emphasized.
