Neighborhoods with the most expensive rents in Mexico: Rents up to 96%

Renting an apartment in popular areas of Mexico’s major cities has become considerably more expensive. In the last two years, some neighborhoods have seen rent increases of up to 96%, according to data from the Inmuebles24 website.

The Del Bosque neighborhood, in the Miguel Hidalgo borough of Mexico City, tops the list with the highest increase: It went from an average of $18,543 pesos in April 2023 to $36,381 pesos in April 2025, representing a 96% increase. In contrast, the Condesa neighborhood only increased by 17% over the same period.

In Guadalajara, the Moderna neighborhood, in the Industrial Zone, saw an 87% increase, with rents rising from $10,552 to $19,740 pesos. Providencia, one of the most sought-after areas, saw a 58% increase, while Puerta de Hierro, in Zapopan, increased by 22%.

Monterrey was not far behind. Villas de San Agustín, in San Pedro Garza García, practically doubled its prices, going from $19,812 to $37,235 pesos, an increase of 88%. Other exclusive areas such as Haciendas de la Sierra and Fuentes del Valle also registered significant increases, of 67% and 34% respectively.

In contrast, Querétaro showed a more moderate performance. Neighborhoods such as Barrio de la Cruz and Plaza del Parque even lowered their prices, with decreases of 1% and 4%, respectively. However, Fraccionamiento Villas del Mesón, in Santa Rosa Jáuregui, increased by 32%.

These data reflect how the growth in rental prices has been uneven, but sustained in the areas with the highest demand. Factors such as limited supply, urban appreciation, proximity to services and work centers, as well as increased demand for relocation or hybrid work, have directly influenced the rise in prices in many neighborhoods.
