Tlaxcala ranks second in the nation in housing price increases

The state of Tlaxcala has placed itself on the housing map in Mexico until 2025, as it is experiencing a period of acceleration that has placed it among the country’s top housing price increases.

According to data from the Federal Mortgage Society (SHF), at the end of June of this year, the state recorded an annual increase in housing prices of 13.4%, second only to Quintana Roo.

In this context, the municipalities of Tlaxcala and Apizaco ranked second and third nationally in annual price increases, with increases of 13.9% and 13.3%, respectively. These levels far exceed the national average, which was 8.7% in the first half of the year, according to the SHF.

For Karim Antonio Oviedo Ramírez, president of the Mexican Association of Real Estate Professionals (AMPI), the explanation for this phenomenon lies in the reactivation of the state’s housing supply.

“Prices are increasing precisely because there hasn’t been active housing development in recent years. But it has recently revived,” Oviedo Ramírez commented in an interview.

Data from the Single Housing Registry (RUV) confirm this trend: between January and August 2025, 348 homes were built in Tlaxcala, compared to 231 in 2023 and 273 in 2024, reflecting a growth in activity in the sector.

An Alternative to Saturated Markets

Tlaxcala’s strategic location has given it a relevant role in meeting the housing demand that cannot be met in nearby states such as Mexico City, Puebla, and the State of Mexico.

“It’s an important entity in terms of economic development and offers opportunities due to its location. It has the potential to address the housing demand that cannot be met in the Mexico City Metropolitan Area, especially since prices are still very affordable compared to those areas,” Oviedo explained.

The Val’Quirico area and the metropolitan integration with Puebla have become key hubs for spurring housing development in the region.

Affordable Prices

According to the consulting firm Tasvalúo, 198 housing projects were identified in the Puebla-Tlaxcala Metropolitan Area by early 2025. The market has 19,431 units, 8,150 of which remain in inventory.

In horizontal projects, the average price per square meter (M2) is 18,265 pesos, so a 60 m2 house can cost 1,095,900 pesos.

By housing category, prices in the region are distributed as follows:

Traditional: 13,478 pesos per m2.
Medium: 17,594 pesos per m2.
Residential: 19,467 pesos per m2.
Residential Plus: 18,700 pesos per m2.
Infrastructure and Uneven Growth
Despite the dynamism, Oviedo warns that not all areas of the state are showing the same performance as the state capital, Apizaco, or Val’Quirico.

“There are suburban areas or rural areas of Tlaxcala that have not managed to maintain a pace of development. When making a home purchase decision, it is important to consider the scale of growth by area,” he noted.

The challenge, he added, lies in ensuring infrastructure, services, and attracting businesses and shops that strengthen the market: “We hope for investment, for more opportunities to find a place to live, invest, work, and study, to boost the real estate sector.”
