Querétaro ranked 11th in the country for the highest housing prices, with an average price of 25,160 pesos per square meter in January 2026, according to the Banorte Housing Price Index (Inbaprevi).
During the first month of 2026, housing prices in the state increased by 3.3 percent year-over-year, while the national average saw a 4.4 percent increase.
The average price per square meter in the state reached 25,160 pesos, representing a 0.1 percent increase compared to December 2025.
In the state, 61.3 percent of the available housing stock consists of new construction, priced at 26,240 pesos per square meter. While 18.6 percent are homes that are between one and five years old, priced at 26,064 pesos per square meter.
Additionally, 9.1 percent of homes are between five and ten years old, selling for 23,427 pesos per square meter. 6.5 percent are between ten and twenty years old, priced at 22,032 pesos per square meter, and only 3.2 percent are between twenty and fifty years old, priced at 21,283 pesos per square meter.
Meanwhile, 74.3 percent of the housing supply in Querétaro consists of houses, and only 25.7 percent are apartments.
The Banorte Housing Price Index (Inbaprevi) analyzed data from 15 states across the country, revealing that the highest housing prices are concentrated in Mexico City at 57,921 pesos per square meter, Nuevo León at 55,779 pesos per square meter, and Jalisco at 47,590 pesos per square meter.
The report also indicates that the national average housing price was 31,578 pesos per square meter, representing a 0.7 percent increase compared to the previous month.
In Mexico, 52 percent of the housing supply consists of apartments, and 48 percent of houses. Furthermore, 50.6 percent of the supply is new, followed by 15.2 percent of homes that are between one and five years old.
