Mazatlán remains attractive for developing condominiums, apartment towers (both for vacation rentals and second homes), and logistics parks, as there are still more than 200 properties and lots available for development, stated Luciano Carrasco Altamirano, president of the Mazatlán Association of Real Estate Professionals.
He specified that, to meet investor demand, there are three zones: the first along the beachfront; the second south of the Malecón, in the heart of the city, where many residential properties are still available; and the third along the access roads to the new Mazatlán area and in the south, for new logistics warehouses.
“There are 40 lots or properties for sale along the first beachfront, but the second zone, before entering Olas Altas along Paseo Claussen, is now built with high-rise buildings and is in high demand.”
“While in the second row there are more than 200 houses available because large families lived there 20 years ago, and some have since moved out and are now alone, these properties are in high demand due to their location in the heart of the city, near the Golden Zone where the nightlife is concentrated, and even the Historic Center.”
In Mazatlán, around 200 developments are under construction, both vertical and horizontal housing, some in the planning stages awaiting permits from the municipality. He noted that 16 projects could be submitted this year.
However, he added, it is in the first row, along the entire Malecón area and extending into the Cerritos area, where there are still many large plots of land available, including those from Mazagua onward. This area is currently driving significant investment projects.
There is also high demand for the second beachfront property, located down from Malecón Street towards Avenida Ejército Mexicano, bordering Juan Carrasco. This area is experiencing significant development, and several high-rise buildings are already under construction.
Regarding the developments that have had to be paused due to low sales since September 2024, when the state’s most violent period began and Mazatlán was negatively impacted in the sale of units under construction, he said that only two projects were halted, while the rest are proceeding as planned.
“Look, as for projects that were paused, I think we know there were one or two developments that slowed down, but most were due to market conditions. Sales improved considerably after Carnival.”
Carrasco Altamirano stated that sales have been increasing since the last carnival, and that the opening of new commercial flights and the increased police presence on the highways have also benefited us considerably: “This has also been very helpful, and something that has worked well is the significant reinforcement of highway security.”
The leader emphasized that Mazatlán, as a major investment hub, is improving in 2026 and 2027.
“The fact that new investment projects have just been announced will continue to position Mazatlán as a significant development center, and the Real Estate Forum, which is reporting a large number of foreign investors, reflects great interest,” he noted.
At the Real Estate meeting on March 11, he said that there will be much discussion about vertical housing, especially on the beachfront.
“As of today, although we know there are few plots of land left on the Malecón area, the properties that are in demand remain quite attractive. The second row of beachfront properties will also be discussed, as well as the social housing sector, and the third section, which is the next major area for us, is focused on industrial development.”
Finally, he cited examples of areas that have become very fashionable, such as Paseo Claussen, where many towers have been built on the street near Parque Ciudades Hermanas (Sister Cities Park). He noted that these areas show a strong trend toward high-rise buildings because they are very quiet and have been in high demand by tourists from Mazatlán and the Northwest.
He reiterated that there are more than 200 available spaces, many houses, and even some that are already for sale. Twenty years ago, large families lived there, but now those families have moved away and are choosing to invest in apartment towers or put their properties up for sale for development.
“There are spaces that can still be built in that area and it remains very favorable because it is in the heart of the city and is close to the Historic Center, Olas Altas or if you want the nightlife in the entire Golden Zone, but at the same time, close to all the events that take place on the Malecón.”
