Culiacán, Sin.- The president of the Association of Real Estate Advisors of Sinaloa (AISIN), Julio César Ruiz Meza, reported that in Mexico and Sinaloa housing costs have increased by up to 90 percent in the last four years, which which is a very considerable and negative increase, especially for the working class seeking to access social housing.
Ruiz Meza pointed out that currently the cheapest house is around 900 thousand pesos, when in 2020 they could still be found for half a million.
“In terms of pace, we have a good pace, but what is a reality is that certain properties, of certain values, approximately I believe two million pesos, three million or more, the market in terms of sales has been stopping, it has been a little slow compared to two or three years ago,” he indicated.
Likewise, the president of the Association of Real Estate Advisors of Sinaloa attributed this problem to the economic crisis caused by the pandemic, as well as the inflation that was very marked from 2020 to 2023.
He added that although in 2024 the inflation rate has stabilized, it is completely ruled out that housing costs will decrease, and the most that can be hoped for is that they remain the same.
In that sense, Julio Ruiz assured that the economic flow in the real estate sector has not stopped, but it has migrated, since fewer and fewer people have access to assets, which is why they are forced to rent a house or an office.
Finally, he explained that currently the average price of housing in Culiacán is between two and three million pesos, however, the average purchasing power of Culiacán residents is between 1.5 and 1.7 million pesos.
