Querétaro, Qro. In the first quarter of 2024, housing prices registered an annual increase of 11.6% in the entity, according to the Federal Mortgage Society Index (SHF).
The state variation exceeded the national average by 1.9 percentage points, which was 9.7% at an annual rate.
Among the 32 states, Querétaro presented the seventh most significant increase in the country.
This increase was 1.3 percentage points lower than the 12.9% increase in housing prices in the same quarter of 2023.
However, the state had two years of a first quarter with a double-digit variation, after the 7.3% increase it had in the first quarter of 2022.
The growth (11.6%) experienced by the price in the Metropolitan Area of Querétaro was influenced by the rise in the prices of economic-social class houses.
Based on the annual variation of the SHF Index, by municipality, the capital of Querétaro registered an increase of 11.7%, exceeding the state average and placing it among the 15 municipalities with the highest increase in the country.
In places 17 and 18 were the municipalities of Corregidora and El Marqués, with annual variations of 11.5 and 11.4%, respectively; The three municipalities are part of the Querétaro Metropolitan Zone.
The states with the most pronounced increases in the first quarter of the year were:
Baja California Sur, which experienced an increase of 15.7%,
Quintana Roo (3.4%)
Sonora (12.9%),
Baja California (12.5%),
Nayarit de (12.2%),
Nuevo León (11.8%),
Querétaro (11.6%),
Chihuahua 11.5%,
Chiapas 11.3%,
Oaxaca 10.7 percent.
On the contrary, the entities with the most moderate variations were Tlaxcala with 3.9%, Zacatecas with 5.6%, Michoacán with 5.9%, Mexico City with 6.2%, State of Mexico with 7.8%, Guerrero with 7.8%, Veracruz with 8.1% , Hidalgo with 8.2%, Tamaulipas with 8.5% and Morelos with 9.1%, among others that were below average.

Querétaro with the third highest price
During the first quarter of the year, the average price of housing in Querétaro was around two million 128,503 pesos, it was the third highest nationally.
Mexico City maintains the highest average price, of three million 957,886 pesos; and Baja California Sur the second with two million 160,390 pesos. In the country, the average price of housing was around one million 702,514 pesos.
