Industrias Curator has received permission from Mexico’s Secretariat of Environment and Natural Resources (Semarnat) to carry out vegetation removal activities on a 26-hectare property in the west of Playa del Carmen. The development will pave the way for the construction of more than 1,019 single-family homes.
The permit for land use change was granted in favor of Industrias Curator, which submitted its application in February 2023 after an almost two-year review process with Semarnat. The authorization allows the company to carry out vegetation removal tasks on a portion of the property over a four-year period.
According to the Environmental Impact Statement (EIS) submitted by the developer, the area is home to Medium Sub-evergreen Forest that has been affected by natural and anthropogenic impacts. While the EIS mentions an impact on 22 hectares of forest out of 26, it’s worth noting that the project will still have a significant environmental footprint.
The Marsella IV development is located near the Mayan Train track and between Lilis and Flor de Ciruelo avenues. The area is part of Playa del Carmen’s growth zones outlined in the Urban Development Plan, and the nearby Riviera Maya sports complex and Autonomous University of the State of Quintana Roo are also located in the surrounding area.
While the developer has not disclosed investment costs or the number of jobs it will generate, they have announced that this project will be one of the most important developments for the region. Construction is expected to begin within weeks, following the granting of authorization.
