Yucatán’s Real Estate Sector Faces Uncertainty Amid New Regulations

In an effort to clarify and standardize real estate practices in Yucatán, a collaboration agreement has been signed between the Mexican Association of Real Estate Professionals (AMPI) and the College of Notaries of the State. This move aims to bring more formality to the relationship between real estate agents and notaries, an issue that has generated uncertainty.

According to Iván Cervera López, president of AMPI in Mérida, this development will help individuals better understand the new regulations and how they will impact the sector. Historically, there has been a close relationship between real estate agents and notaries, but the agreement seeks to formalize this connection.

However, Cervera López acknowledges that implementing these changes will be a challenge for real estate professionals. “We know that the authorities have been working hard to achieve this, but it’s part of what we’re looking for—to have a much clearer and more accurate picture of everything.”

The new regulations pose two significant challenges: natural resistance to change and compliance with new processes. Cervera López emphasizes that embracing these changes will require stepping outside one’s comfort zone and understanding that all changes involve some level of discomfort.

Raúl Pino Navarrete, president of the Notarial Association, highlights the importance of a clear understanding between parties in achieving successful transactions. “Ultimately, we both seek a successful transaction.” He believes that if the implementation of this legal reform is done correctly and there is training to achieve common goals, then the answer is yes.

The agreement seeks to provide a more level playing field and eradicate informality gradually. Cervera López points out that it is essential for real estate service users to have greater certainty when approaching professionals, as all parties must adhere to uniform knowledge requirements.
