The most expensive area for home sales in the metropolitan area is Carretas in the Historic Center, at 54,472 pesos per square meter, according to the Inmuebles24 Index report.
According to an analysis by the platform as of April, the neighborhoods with the highest prices for a 65-square-meter home with two bedrooms are located in the municipalities of Querétaro and El Marqués.
The second most expensive homes are those located in the Lomas del Marqués subdivision, with a price of 40,670 pesos per square meter. This neighborhood is located in the Cayetano Rubio district of the state capital.
Housing prices in Querétaro increased by 6.7%
According to the Federal Mortgage Society Index, the state had the seventh lowest increase nationwide in the first quarter of 2025.
In third place is the El Campanario residential development, located in the Cayetano Rubio district of the municipality of Querétaro, with an average price of 39,961 pesos per square meter.
While in fourth place is the Jurica Industrial Park development in the Santa Rosa Jauregui district, also in the municipality of Querétaro, with a price of 39,544 pesos per square meter.
In fifth place is the Jurica subdivision in the Felipe Carrillo Puerto district of the municipality of Querétaro, with 39,240 pesos per square meter. In sixth place is the La Montaña Industrial Zone in the Historic Center, also located in the municipality of Querétaro, with 39,130 pesos per square meter.
El Marqués is second in mortgage prices.
It surpasses Benito Juárez, León, and Monterrey in the top 5; as a state, Querétaro is fifth in terms of loan delinquency.
While in seventh place is the Colinas del Cimatario neighborhood in the Josefa Vergara district of the municipality of Querétaro, with prices of 38,330 pesos per square meter.
In eighth place is the La Purísima neighborhood in the municipality of El Marqués, with a price of 36,956 pesos per square meter.
In ninth place is the La Cruz neighborhood in the Historic Center, with an average price of 36,574 pesos, in the municipality of Querétaro.
And Arboledas del Parque is the tenth most expensive housing unit, priced at 35,824 pesos in the Epigmenio González district of the municipality of Querétaro.
