In 2025, the average price of housing increased by 8.9% nationwide compared to the previous year. In Aguascalientes, the increase was more pronounced, at 12.1%.

A report from the Federal Mortgage Society (SHF) indicates that this year-on-year increase of 12.1% in Aguascalientes was the seventh highest among the 32 states of the country.

The largest increases were seen in:

Quintana Roo: 14.9%

Baja California Sur: 13.4%

Sinaloa: 12.6%

Jalisco: 12.5%

Nayarit: 12.4%

Michoacán: 12.2%

Except for Jalisco, mentioned above, the average price of housing in the other states closest to Aguascalientes had the following variation during the period considered here:

Guanajuato: 9%

San Luis Potosí: 7.7%

Querétaro: 7%

Zacatecas: 5.8%

The rate at which housing prices increased in Aguascalientes in 2025 compared to the previous year (12.1%) was much higher than the inflation rate for that same year in the state, which, according to INEGI, was 4.28%.

The Largest Annual Increase Since 2010

The historical records of the Federal Mortgage Society (SHF) show how the housing price index has evolved in each of the country’s 32 states.

In the state of Aguascalientes, the annualized increase of 12.1% projected for 2025 is the largest since 2010, and therefore, the largest in the last 16 years.
