Baja California is one of the entities in the country with the greatest increase in housing values, according to the most recent report from the Federal Mortgage Society (SHF).

The report that includes data until the end of 2023, shows that in the state the price of real estate increased by 13.9%, only below Baja California Sur, Quintana Roo and Sinaloa, where the increase was 17.6, 15.5 and 14.2 %, respectively.

The increase that the entity presented last year contrasts with what happened in other states such as Tlaxcala and the State of Mexico, where the increases were 5.0% and 6.6%.

Regarding cities, Tijuana was also on the list of the 10 cities in the country with the greatest increase in housing values, with 14% in 2023. This statistic is led by La Paz and Los Cabos, with increases of 18.0 and 17.1%, respectively.
On this topic, the president of the Association of Real Estate Professionals of Tijuana (APIT), Fermín Kim King, attributed this increase in property prices in the state to factors such as the high cost of construction supplies.
“It is well known that the price of inputs, the price of land, the price of labor, has been rising and increasing in recent years. In particular, in the last three years it has increased, labor has been scarce, we have many works in the city that are being developed at the same time and there is no qualified labor either,” he explained.

The specialist recognized that another factor that may influence this phenomenon is the high demand for real estate in Tijuana by residents of Southern California. “Opportunities are always fought, whether in these times or in others, when a house comes up at a reasonable price they are always fought or there will always be bidders who want to buy it,” he concluded.
