Coastal real estate projects in Tulum are moving forward without any federal permit

In the last 17 months, Semarnat has authorized a total of 19 projects in Quintana Roo, mainly in the tourist municipalities of the northern part of the state. And despite the great real estate interest in Tulum, there is none legally permitted in that municipality.

The group Defending the Right to a Healthy Environment, A.C. (DMAS) announced through its social networks that when consulting Semarnat, in the General Directorate of Environmental Impact and Risk (DGIRA), in the period from 2023 to May 2024, there is no federal environmental permit in Tulum.

However, in that municipality the Adamar Soliman real estate projects are under construction, which will consist of 24 apartments, in the bay of the same name where turtles spawn and that despite the closure, the work continues.

Maiim, with 30 apartments; in the Tankah cove. Both are facing the beach and considered luxury condominiums. And also, in both cases, since they are built in a federal zone, they require an Environmental Impact Statement (EIS), which does not appear on the list that DMAS released.

The same occurs in Neró, which will have 45 apartments, located in the Tankah cove, but without a beach front.

List of authorized projects
The group details that in Benito Juárez and Cozumel seven projects were authorized; in Solidaridad 3; and in Isla Mujeres and Bacalar, only one.

The group, which Antonella Vázquez is a part of, recently asked the municipal president Diego Castañón Trejo to revoke the construction license for the Adamar Soliman project and asked him to “act as it should be.”

This is because in Solidaridad, civil groups defended the nesting of turtles in Playa Paraíso and cancelled the license for the Playa 35 condominiums due to various irregularities.

DMAS calls on citizens to report
DMAS urged citizens to report to Profepa if they detect that a coastal real estate project is under construction that is not on the list. And to do the same against real estate agents who market projects without any permit, since it is illegal.
