The government of Quintana Roo, through the Secretariat of Sustainable Urban Territorial Development (Sedetus) and in coordination with the Tulum City Council, issued a public alert regarding the existence of 26 real estate developments that lack the state or municipal opinions, certificates, permits, and authorizations required by law.
According to the agency, the listed projects violate the provisions of the Human Settlements, Territorial Planning, and Urban Development Law, the Urban Action Law, and the Condominium Property Law, among other provisions.
The developments detected are: Luna Sanctuary, Santuario Uh May, Uxcan Tulum Bamboo Villas, Haciendas Coba, Viventum, Nova Tulum, Maia Holistic Community, Selvadentro, Akun, Arunte, Emana, Tulum Cenote Gardens, Oken, Ilik Ha, Selvarum, Ulumi, Rosela Tulum, Trebola, Bosque Tulum, Cosmos, Zool, Xeelenja, Nero, Iktan, Cibelia, and 528 Tulum.
Sedetus (Secretariat of Real Estate) urged the public not to purchase, sell, rent, or promise to purchase or sell these developments, as doing so could lead to crimes related to urban development and, at the same time, put citizens’ assets at risk.
The agency reiterated that it is available to provide advice and guidance to those wishing to invest in the real estate sector with legal certainty. With this action, the authorities reaffirm their commitment to legality and the protection of citizens against irregular practices in urban development.
Mario Antonio San Miguel Herrera, president of the Mexican Association of Real Estate Professionals (AMPI) in Tulum, noted in March that investment in furnished apartments and houses with hotel services has skyrocketed in Quintana Roo.
