Querétaro has one of the highest housing prices

In the period from January to September 2025, the average home value reached 2,339,913 pesos in the state of Querétaro, according to records from the Federal Mortgage Society (SHF).

This remains the third highest value nationwide, based on preliminary figures from the SHF Housing Price Index. Therefore, it surpasses the average price in the state during the first half of the year, which was 2,319,335 pesos.

The state is only surpassed by Mexico City, which tops the list with an average price of 3,933,437 pesos, and Baja California Sur, which has the second highest price at 2,564,192 pesos in the first nine months of the year.

After Querétaro, the list continues with states where prices exceed 2 million pesos, such as Yucatán at 2,290,235 pesos and Nayarit at 2,204,720 pesos.

Conversely, the states with the lowest average home prices so far this year are Tamaulipas at 1,076,954 pesos, Durango at 1,086,676 pesos, and Tlaxcala at 1,154,050 pesos.

In the first nine months of the year, housing prices in the state of Querétaro increased by 7.3% compared to the same period last year. Although this increase was below the national average (8.6%), the central state remains among those with the highest average home prices.

The SHF (Federal Mortgage Society) details that the appreciation of housing in the Querétaro Metropolitan Area was influenced by the rise in the value of homes located in expansion or rural areas, according to the SHF Housing Price Index.

Nationwide, the average home value was 1,863,022 pesos between January and September 2025.

The SHF specifies that when ordering mortgage loan values ​​from lowest to highest, it is observed that 25% of transactions nationwide were carried out for a price equal to or less than 781,669 pesos, while the median was 1,201,286 pesos (meaning that 50% of transactions in the market were carried out below this amount) and the other half above it; and 75% of homes were sold for less than 2,159,831 pesos, and the rest for a higher price.
