Confidential: Mexico City Supreme Court brings order to the real estate sector

In recent months, the Supreme Court of Justice of the Nation (SCJN) has ruled on cases related to the latest reforms and changes to the law in the real estate sector of Mexico City.

This Monday, April 6, the country’s highest court declared the Property Acquisition Tax (ISAI) unconstitutional. After analyzing two cases presented by Justices Loretta Ortiz Ahlf and Sara Irene Herrerías Guerra, the Court determined that the method for calculating the ISAI rate is unconstitutional, as it can result in paying more taxes on residences that are worth less.

Regarding housing rentals, in February the justices approved a cap on rent increases in Mexico City, stipulating that rents cannot increase above the previous year’s inflation rate. This decision came after the Court dismissed an injunction filed by the company Urbanhub México SPV5, which sought to have the law declared unconstitutional.

Both issues set precedents that point to urban reorganization and the ratification of real estate laws in Mexico City.

However, the Court still has some pending matters related to a real estate dispute between companies and the Attorney General’s Office (FGR) over the land used to build the new FGR headquarters in Santa Fe. The land is federal but disputed, and it’s unclear when the dispute might be resolved.

Iván Canales, one of the founders of Nu Bank, announced his new position as Chief Revenue Officer (CRO) of PayJoy, a financial services provider in emerging markets.

The announcement was made by PayJoy and also by Canales on his social media, where he explained that he had spent the last 11 months caring for his newborn son and reflecting on his progress and where he would like to return to work.

In August 2025, Iván Canales left his position as CEO of Nu Mexico without major conflict, and the company announced the arrival of Armando Herrera as the new CEO of one of the largest Sofipos (Popular Financial Societies) in the country.

Last December, Herrera announced a $2.5 billion investment increase over the next five years, bringing the total to approximately 13.1 million customers in the country.

The delegation will tour several events, including Talent Land Mexico, which will take place from April 7 to 9 at Expo Santa Fe in Mexico City; they will also participate in Global Careers ITAM and an Innovation Tour in Nuevo León, visiting several universities in the state.

The mission is headed by three experts: Guillermo Chávez, Head of Spanish Markets, e-Residency; Martin Bode, Marketing Manager, Work in Estonia and Sandra Rebane, International House of Estonia.
