Seven real estate developments are currently classified as red on the Querétaro municipality’s Compliance Traffic Light System, reported the Secretary of Urban Development, Gerardo Romero Altamirano. He noted that some of these projects were placed in this category because they are being developed on land that is not zoned for urbanization.
The official explained that the municipality of Querétaro recently modified the criteria of the system so that developments that begin construction or market properties located in ecological protection or agricultural conservation zones are automatically placed at the highest alert level.
He detailed that these lands require a series of prior administrative procedures and authorizations to determine if they can be zoned for urbanization, and therefore cannot be developed until that condition is met.
Romero Altamirano indicated that the seven projects are located in different parts of the city and are part of the more than 500 real estate developments currently being evaluated using the Compliance Traffic Light System.
“We have seven developments marked in red because they are being built on land that is not zoned for development. They have to go through a series of procedures to determine if they can be rezoned for development. These developments are located in different parts of the city.”
He clarified that the red designation does not correspond to a single cause, as the tool considers various scenarios related to developers’ non-compliance with their obligations to municipal agencies and other authorities.
However, he reiterated that one of the most recent changes was the inclusion of developing projects on non-developable land as a direct cause for being marked in red, due to the risks it poses to land-use planning.
The Real Estate Traffic Light system was created by the municipality of Querétaro so that citizens can check the status of real estate developments and know if they comply with applicable administrative and regulatory provisions before purchasing a property.
