The municipal government of Querétaro has issued a strong warning to citizens regarding the presence of 52 irregular real estate developments currently being offered for sale. This alert is part of a broader effort by the Secretariat of Urban Development to curb unauthorized construction and protect prospective homeowners from fraudulent or non-compliant projects.
Currently, the municipality oversees 557 active developments, 500 of which are residential condominiums. To ensure transparency, the city utilizes an “Inmobiliary Traffic Light” (Semáforo de Desarrollos Inmobiliarios), an online tool accessible on the official municipal portal. This system evaluates projects based on legal permits, site visits, and 10 specific negative criteria, including construction delays, lack of maintenance, and safety risks. Projects are color-coded based on these factors: Green (zero issues) to Red (7 to 10 infractions).
Of particular concern are 14 projects currently marked in red, which, in addition to administrative failures, are situated on protected ecological or agricultural land—areas the current administration has vowed will not be rezoned for urban use.
Secretary of Urban Development Gerardo Romero emphasized that while the municipality cannot legally intervene in private transactions, it is obligated to disclose the true status of any development. He urges citizens to use the traffic light tool before committing to any purchase. Furthermore, the city has intensified its enforcement, conducting 108 inspections and 28 clausures in the past year alone.
Residents are encouraged to verify the legal status of any development through the official municipal portal or by contacting the Secretariat directly via the provided phone, WhatsApp, or email channels. These measures serve as a proactive step toward bringing order to the city’s rapidly expanding real estate sector and safeguarding the assets of Querétaro’s residents.
