Home Prices in Mexico Increased 7.3% During the Second Quarter of 2026

The Housing Price Index recorded a 7.3% increase nationwide during the second quarter of 2026 compared with the same period in 2025, according to the Federal Mortgage Society (SHF).

During the first half of the year, the accumulated increase reached 7.9%.

New housing recorded an 8.3% positive variation, while the value of existing homes increased by 7.5% between January and June.

Single-family homes appreciated by 8.4%, while condominiums and apartments considered together increased by 7.4% during the first half of the year.

Economic and social housing increased by 10%, while mid-range and residential housing appreciated by 6.7%.

During the first six months of the year, the average national value of a home was 1,960,032 pesos, corresponding to the value of a mid-range home.

When mortgage loan values are ordered from lowest to highest nationwide, 25% of transactions were carried out for less than 843,000 pesos.

The median appraisal value was 1,299,580 pesos, meaning that 50% of transactions in the market were completed below this amount.

Finally, 75% of homes were appraised at less than 2,226,101 pesos.

The increase in home values occurred in a macroeconomic environment in which Mexico’s Gross Domestic Product (GDP) grew 2.2% during the second quarter of 2026 compared with the same period of the previous year, according to the Preliminary GDP Estimate published by the National Institute of Statistics and Geography (INEGI).

The number of permanent workers registered with the Mexican Social Security Institute (IMSS) increased by 1.4% between June 2025 and June 2026, while inflation measured by the National Consumer Price Index (INPC) stood at 3.4%.

According to the Bank of Mexico, the average mortgage interest rate during the second quarter of 2026 was 11.42%, according to SHF.

Home Price Increases by Metropolitan Area

By metropolitan area, the Guadalajara metropolitan area recorded an appreciation of 11%.

The Monterrey metropolitan area increased by 8.3%, while the Puebla-Tlaxcala metropolitan area rose by 8.5%.

The Toluca metropolitan area increased by 5.1%, Tijuana by 9.7%, León by 7.9%, and Querétaro by 5.6%.

States Where Housing Became More Expensive

By state, the largest increases in housing prices were recorded in:

  • Tamaulipas: 11.8%
  • Quintana Roo: 11.5%
  • Jalisco: 11.2%
  • Aguascalientes: 10.7%
  • Nayarit: 10.6%
  • Baja California: 9.9%

The figures show that housing prices in Mexico continued to rise during the first half of 2026, with significant increases in several metropolitan areas and states across the country.
