During a recent session of the Monterrey Obispado Rotary Club, A.C., led by its president, Dr. David Rodríguez Calderón, and Director of Public Image, Mtro. Israel Castillo Álvarez, one of the most pressing issues facing the Monterrey metropolitan area was discussed: vertical urban expansion and the growing demand for housing.
The event, held at the historic Casino Monterrey in downtown Monterrey, featured a keynote presentation by Pedro Dávila, CEO and co-founder of Quantium Desarrollos, who shared his analytical perspective backed by more than 23 years of experience in the real estate sector.

During his presentation, “Urban Development and the Growing Need for Vertical Cities,” Pedro Dávila presented statistical data reflecting Nuevo León’s rapid population growth.
He explained that the need to embrace vertical construction is driven not only by the constant arrival of new residents to the state, but also by the local trend of forming new households:
- New families and independent young adults: Couples getting married, growing families, and individuals seeking to live on their own.
- Land optimization: Vertical construction maximizes the use of metropolitan land while reducing urban sprawl.
- Proximity to services: It provides easier access to public transportation, commercial areas, and employment centers located within consolidated urban zones.

One of the key points highlighted by the Quantium Desarrollos executive was the importance of regulatory certainty within the real estate sector. Dávila emphasized the significance of obtaining construction permits valid for a five-year period, describing it as a major achievement for long-term urban development.
This extended permit validity provides sufficient time to complete large-scale developments with greater stability, offering both legal and financial certainty to investors funding the projects and to families purchasing their homes.
