Housing prices in Mexico will rise in March 2026

In March 2026, housing prices in Mexico increased by 3.9%, according to a report released Wednesday by the financial institution Banorte and its Housing Price Index (Inbaprevi).

The March increase, compared to March 2025, reflects the “general upward trend” in the country’s real estate market, according to the report.

The average cost nationwide reached 31,631 pesos per square meter in March, it indicated.

The measurement, compiled using automated data collection techniques or “web scraping,” allows for tracking the monthly and annual behavior of housing prices in the country, as well as analyzing differences between states and property types.

Among the 15 states analyzed, significant regional differences persist.

The report highlights that Mexico City, the nation’s capital, registered the highest prices in Mexico, representing a year-on-year increase of 2.6%, while the northern state of Tamaulipas, despite being the most affordable, showed a notable annual increase of 9.8%.

Meanwhile, the central state of Guanajuato had the highest monthly growth at 0.7%, while the western state of Jalisco experienced the most significant decline for the month (-1.2%).

The analysis also reveals the market composition: nationally, apartments represent 46.7% of the supply and houses 53.3%. New construction accounts for 49.3% of available properties.

The Inbaprevi combines repeat sales methodologies with age adjustments, allowing for the generation of updated home value estimates based on thousands of monthly records collected from real estate portals.

The indicator provides data at the national, state, and, in some metropolitan areas, even neighborhood levels.
