Real estate agents arrested in Mérida for fraud: this is how they operated

Two real estate agents operating in the Yucatán Peninsula were arrested in Mérida after being accused of fraud committed in Campeche.

The individuals, Ana Carolina P.A. and Bernardo Emmanuel C.Z., were arrested last Wednesday, May 6, in the Francisco de Montejo neighborhood in northern Mérida. According to the National Registry of Detentions, the arrest occurred at 10:50 a.m. next to the FF Gym.

The couple was transferred to Campeche, where the state Attorney General’s Office announced yesterday that two arrest warrants against the accused had been executed in collaboration with Yucatán authorities. The agency only stated that they are being prosecuted for fraud.

However, media outlets in Campeche have published details of the case. According to these reports, in 2023 the real estate agents promoted the sale of apartments located in the Isla del Carmen 2000 development in Ciudad del Carmen, Campeche.

According to information available online, these properties were advertised as luxury apartments in a three-story building, each priced between 1.9 and 2.5 million pesos and measuring 70.7 square meters. They were also offered equipped with a full kitchen, electric stove, window frames, and closets.

When sales began, they promised a delivery date of May 2024. However, this did not happen. Construction never progressed beyond the foundation stage, even though several people had already made down payments, as they were required to pay 30% as a deposit.

According to testimonies, buyers were given evasive answers until they were finally stopped receiving any information. The last posts on the social media accounts promoting the apartment complex were in May 2024.

According to the Campeche press, there are at least four complainants. One of them claims to have paid 446,000 pesos in two installments.

The detainees are known to have founded a real estate company based in Mérida. This firm was promoting the sale of apartments in the state of Carmen. Their offices are listed as being located in the Colonia México neighborhood.

Their Facebook page was active between November 2020 and November 2024. It featured properties for sale of all types, mostly in the Yucatecan capital. However, there were also listings in Campeche and Quintana Roo.

Both Ana Carolina’s Instagram page and the website of the company she founded claimed she had more than 10 years of experience in the real estate sector. The account in her name that promoted properties was active between April and December 2025.
